High-rise condos and apartments

Most downtown moves are in buildings with elevators, loading areas and move rules. The North Quarter and the streets around Lake Eola have many apartment and condo towers.

What most buildings ask for:

  • An elevator booking for your move window.
  • A loading dock or loading area time, if the building has one.
  • A certificate of insurance (COI) naming the building. We send it before move day.
  • Set move hours, often weekdays only.

Send us your building's move rules as soon as you have them. We plan the crew and the start time around your elevator slot. See our apartment movers in Orlando for downtown high-rises.

Street parking for a moving truck

If your building has no loading dock, the truck parks on the street. Downtown, that needs planning.

  • Reserve the curb. The City of Orlando rents on-street parking spaces for moves. Apply and pay at least one business day before move day. There's a daily fee per space. The city blocks off the space for you. Apply through the City of Orlando Parking Division.
  • Orange curbs are freight zones. They're for permitted business deliveries, with a 30-minute limit. Don't plan a home move around one.
  • No containers on the street. The city doesn't allow storage containers in rented street spaces. Plan a truck-and-crew move instead.

Not sure what your building needs? Call us at 407-440-1423 and we'll talk it through.

Historic homes near Lake Eola and Lake Cherokee

Downtown isn't only towers. Lake Eola Heights and Lake Cherokee are historic districts with older homes. Thornton Park, one block east of Lake Eola, also has historic homes and brick streets, with shops and restaurants along Washington Street.

For older homes we measure doorways and stairs first, protect wood floors, and pick a truck spot that keeps narrow brick streets open.

Downtown office moves

Moving an office in the Central Business District? We can move after hours or on weekends so your team keeps working, and we send the COI your building asks for. See our commercial movers for downtown Orlando offices.

What a downtown move costs

  • Starting at $165/hr for 2 movers, 2-hour minimum.
  • Every move is different. Call 407-440-1423 for a free, exact quote.
  • Larger crews and office moves: custom quote.

Elevator waits and long walks from the truck add time, so we ask about them up front. You get a written estimate before you book. See moving costs in Orlando.

Move-day plan for a downtown tower or home

Downtown moves are planned around the building. Once you send your elevator slot and loading rules, we set the crew start time so the truck is at the dock or curb when your window opens. We send the certificate of insurance your building asks for before move day. The free written estimate for downtown moves lists the crew and the time. Two movers are $165/hr.

Inside the building, the crew protects elevator walls and hallway corners and keeps carts moving so the elevator isn't held longer than needed. Large sofas and beds are measured against the elevator and the doorways ahead of time, and taken apart if they need to be.

Our standard truck is 26 feet. Some garages and loading areas downtown have low clearance or tight turns, so a smaller truck is available when needed. Tell us the clearance if your building lists it. Morning crews start in our 7-10 AM window.

On downtown moves, any packing materials we supply are billed only for what you use. We take cash, card (3.5% card fee) or Zelle for downtown moves, but not personal checks.

Moving from a downtown tower to a historic home near Lake Eola or Lake Cherokee is common. That move needs two kinds of planning in one day: elevator and dock time at the tower, and floor protection and narrow-street parking at the house. We plan both ends before move day, and if your building only allows weekday moves, we schedule around that rule rather than ask you to bend it.

Before the crew arrives

  • Send your elevator slot and loading rules as soon as you have them.
  • Check the loading area or garage clearance.
  • Reserve curb space with the city if there is no dock.

FAQ

Downtown Orlando moving FAQs

All FAQs
Do you send a certificate of insurance to my building?
Yes. Send us the building manager's COI requirements, and we send the certificate before move day.
Do I need to reserve street parking for the moving truck?
If your building has no loading dock, it's a good idea. The City of Orlando rents on-street spaces for moves. Apply at least one business day ahead.
Can you move me during my building's elevator window?
Yes. Tell us your reserved time. We plan the crew size and start time so we finish inside it.
Can we use a portable storage container downtown?
Not in a rented street space. The city doesn't allow containers there. A truck-and-crew move is usually simpler downtown.
How far is downtown from your office?
About 7 miles from our office on Rose Blvd in south Orlando. That's roughly 15 to 25 minutes, depending on I-4 traffic.
What time can the crew arrive downtown?
Morning moves start in a 7-10 AM arrival window, and we line it up with your building's elevator slot.
Will your truck fit my building's loading area?
Our standard is a 26-foot truck. If clearance is low, a smaller truck is available when needed. Send us the building's limits.
How do I pay?
Cash, card (3.5% card fee) or Zelle. We don't accept personal checks.
